Commercial Title Officer

Confidential

Work in a dynamic commercial title environment supporting complex real estate transactions across multiple states. Following the examiner handoff, the Commercial Title Officer serves as the primary title execution owner from commitment review and issuance through curative coordination, title-related closing readiness, final policy issuance, and file completion. The Commercial Title Officer reviews examination work product, incorporates transaction-specific requirements and updates, coordinates resolution of title matters, maintains file momentum and visibility, and escalates underwriting issues to Commercial Counsel when required. This role requires strong judgment, practical problem-solving, clear communication, attention to detail, disciplined follow-through, and effective collaboration with Commercial Counsel, Commercial Title Examiners, escrow, finance, coordinators, agents, national offices, lenders, counsel, and commercial customers.

How you will contribute

  • Review title evidence, examiner work product, recorded instruments, surveys, plats, legal descriptions, tax information, and related materials as a second-level review before commitment issuance or reliance for commercial transactions.
  • Evaluate examination findings and transaction-specific implications involving chains of title, vesting, legal descriptions, easements, restrictions, leases, access, liens, mortgages, judgments, taxes, entity authority, probate, bankruptcy, and other matters affecting title, and escalate underwriting issues when required.
  • Assume ownership of the commitment following examiner handoff, incorporate transaction-specific requirements and updates, and prepare, revise, and issue commitments, pro formas, endorsements, and policies consistent with approved procedures, state requirements, transaction instructions, team/company standards, and documented underwriting direction.
  • Identify missing, incomplete, inconsistent, or contradictory title information, coordinate practical curative steps with the responsible party, and escalate questions involving curative sufficiency, coverage, insurability, priority, authority, or risk acceptance to Commercial Counsel.
  • Draft, coordinate, and track requirements, exceptions, endorsements, and curative items involving authority documents, deeds, trusts, wills, affidavits, powers of attorney, resolutions, releases, subordinations, surveys, and other transaction documents.
  • Review surveys, plats, easements, access matters, legal descriptions, and recorded exceptions to identify conflicts, plotting issues, encroachments, access concerns, or matters requiring curative action or underwriting review before closing.
  • Serve as the primary title execution owner and title contact for assigned commercial transactions following examiner handoff.
  • Coordinate with Commercial Title Examiners on search scope questions, supplemental searches, updates, missing information, and complete, organized examiner output, while preserving the examiner’s responsibility for examination, title analysis, issue identification, and preliminary commitment preparation.
  • Collaborate with Commercial Counsel on insurability, risk, coverage, priority, access sufficiency, authority, endorsement availability, mechanics’ lien exposure, mineral or surface rights issues, curative sufficiency, exceptions to standard practice, risk acceptance, and senior underwriting escalation.
  • Identify and frame underwriting issues, assemble the relevant facts and supporting documents, communicate transaction impact, and implement documented underwriting decisions and approved requirements.
  • Communicate professionally with internal teams, national offices, agents, lenders, attorneys, developers, surveyors, and customers to identify issues, explain transaction impact, request needed information, confirm ownership and timing, and move files toward closing.
  • Verify policy amounts, requested endorsements, coverage instructions, and title deliverables, and coordinate rate, premium, remittance, and other financial matters with Commercial Finance under applicable procedures and guidance.
  • Support title-related pre-closing, closing, recording follow-up, and post-closing processes through title updates, final searches, revised commitments, exception clearance, endorsement issuance, policy production, and completion of the title file, while coordinating closing execution, funding, disbursement, and recording matters with the responsible Escrow Officer.
  • Maintain active file ownership through documented issue tracking, responsible owners, next actions, target or follow-up dates, deadlines, status updates, and escalation points so that material issues are identified and addressed as early as reasonably possible.
  • Use commercial title systems, Microsoft 365 tools, AI-enabled workflows, shared resources, checklists, SOPs, and internal knowledge sources to improve speed, consistency, documentation, quality control, and file visibility.
